There are two types of relationships you could have with a realtor.  You could either have a buyers agent relationship or you could have a sellers agent relationship.  When you're working with a seller's agent relationship, it's free!

However-
There are additional advantages to working with a buyer's agent relationship, and I go over more about that here .

The seller's agent you'd work with, has at his disposal, a list of properties whose owners have already agreed to pay the agent, if there is a buyer found.

So let a realtor search this list for you. He'll spend hours on you....searching for you and even educating you along the way.

Keep in mind however, the agent won't search for sale by owners because they're not on his list which have signed up to pay him if he can make a sale. His list is known as the MLS (multiple listing service).
